Michael Kiernan brings more than two decades of leadership experience spanning real estate development, construction, property management, public service, and economic development. A fourth-generation Iowan, Kiernan combines deep roots in Iowa with a forward-looking approach to housing, investment, and community development.

Kiernan is the founder and owner of Kiernan Development and Construction and President of Perennial Properties Management Services (PPMS), where he oversees a portfolio of dozens of multifamily properties comprising more than 400 apartment units. His hands-on experience across development, construction, and property management gives him a practical understanding of the full real estate lifecycle. Kiernan’s housing developments have won numerous awards for design, historic preservation, and innovation.

His career in public service and government includes serving as Chair of the Iowa Democratic Party, a member of the Democratic National Committee’s Rules and Bylaws Committee, and a senior advisor to former Iowa Governor Chet Culver. He also worked in the office of U.S. House Minority Leader Dick Gephardt and advised the Iowa Secretary of Agriculture. These roles provided extensive experience in public policy, economic development, strategic planning, and stakeholder engagement.

Kiernan remains the youngest person ever elected as an At-Large City Council Member in Des Moines. His leadership has been recognized through the Des Moines Business Record’s “40 Under 40” and his appointment as an Honorary Colonel by Governor Culver. 

Kiernan’s combination of public-sector insight and private-sector experience enables him to navigate complex projects, build strong partnerships, and identify opportunities that create lasting value for investors, residents, and communities.
